Around 40% of British households own a pet. When it comes to landlords who buy-to let, only a small number allow pets in their properties.

It is easy to understand the reasons. We are mostly talking about cats and dogs when we say pets. Dogs in particular can be noisy and smelly, as well as destructive. Is it a good idea to always ban pets? Is it sometimes more cost-effective to rent to tenants who have pets?

Here are some pros and cons to help you make a decision if you’re a landowner who is considering whether or not to include a clause that prohibits pets in your tenancy contract or if you’re considering a request by a potential tenant who has a dog or cat.

Pros

Allowing pet owners to rent your property has many benefits:

  1. Your rental property will be more attractive to tenants

Pets are loved by many people, some of whom will already have one. Allowing pets to stay in your rental home can increase interest and expand your pool.

  1. Rent your property quicker

Pet-friendly properties are likely to be rented out faster than those that aren’t. It means you’re less likely to face a dreaded “void” period.

  1. You might get more tenants to stay longer

Only a small minority of landlords accept pets. This will give your tenants a strong incentive to remain in your property and reduce the chances of void periods.

  1. Rent can be increased

You can reflect the fact that you are offering more than your competitors by increasing the rent.

  1. Pet owners are more likely than other tenants to take care of your property

Tenants who have pets tend to be more responsible and stable, and therefore more likely to respect your property. They will be grateful to you for allowing their pet and will repay you by taking care of your property.

Why do most landlords still not allow pets in their properties?

  1. Property Damage

It is a fact that pets can cause damage to flooring and furniture. It’s possible to get this money back from the deposit, but it can be time-consuming if your tenants disagree with you.

  1. Extra post tenancy cleaning

Pets that are well-maintained can still smell – but it’s hard to get pet owners to admit this, as they often have an immunity to the scent of their dog. It can be hard to get rid of the smell and it could put potential tenants off. Animal hair is also difficult to remove. Once a pet is in the house, it can be hard to rent out the home to someone with allergies.
